Coastal and Inland Florida Are Different Projects
The most useful distinction in Florida is not north versus south but coastal versus inland. Coastal sites raise exposure, corrosion and jurisdiction-specific review; inland sites are more often driven by acreage use, equipment size and drainage on flat, low ground.
Florida has an unusually active review environment for structures, and requirements are set at the county or municipal level for the specific address. That means the documentation your supplier provides matters as much as the steel. Ask early whether engineered, site-specific drawings for your jurisdiction are inside the quote, because a package without them is not comparable with one that includes them.
The second Florida constant is the interior environment. Persistent humidity makes condensation control a design decision rather than an afterthought — one that affects insulation, ventilation and what you can safely store in the building.
Exposure
Wind, Coastal Exposure and Honest Language
Florida buildings are engineered to design criteria set for the specific site by the local authority. We do not publish wind speeds, exposure categories or code references for any Florida location, and we avoid terms like hurricane-proof, which no building can honestly claim.
What you can act on is the process. Ask the building department what design criteria apply at your address and what approvals they expect for the structure and its components. Give those to every supplier, and ask each to confirm in writing that the frame, cladding and openings are engineered and documented to them. Doors and windows in particular are often approved as assemblies, and it is worth confirming they are part of the same package.
Coastal proximity also affects materials. Salt-laden air influences coating selection and fastener choice, so raise corrosion protection explicitly. It is easy for one quote to include a better coating specification than another without either mentioning it.

Humidity, Condensation and What You Store Inside
In Florida, decide early what the interior has to protect. A building holding a boat, tools or stored inventory needs a deliberate insulation and ventilation strategy; an open equipment cover does not.
Condensation forms on the underside of a roof panel when warm moist air meets a cooler surface, and in Florida the conditions for that are present for much of the year. The usual answers are an insulation or vapour-control layer under the roof, adequate ventilation, and — where the interior is finished — a plan for how the space is conditioned. All three are quoted items, so specify them rather than leaving suppliers to guess.
This also affects material choices inside the building. Storage racking, bench surfaces and anything electrical benefit from a drier envelope, and retrofitting insulation into a completed building is significantly more work than including it from the outset.

Boats and RVs
Sizing Boat and RV Storage Properly
Measure the vehicle, not the category. For a boat, include the trailer, the tongue, and any tower, antenna or radar arch; for an RV, include roof-mounted air conditioners and vents. Door height and length come from those numbers.
Then add working space. You want to close the door with the vessel inside and still walk around it, and you want turning room outside the opening to line up on the approach. Owners who size to the vehicle exactly almost always regret it within a season.
If the building will also hold tools, batteries or upholstery, treat it as a conditioned or semi-conditioned space and specify the interior accordingly. That is the difference between storage that preserves equipment and storage that merely keeps rain off it.
