What changes the cost
Why two buildings the same size are priced thousands apart
Steel building pricing is not a single market. It is dozens of regional fabricators quoting different steel gauges, different wind and snow ratings and very different door packages under the same headline description.
Gauge and framing
A 14-gauge tubular frame and a 12-gauge frame are both sold as a steel building. The heavier frame carries more load and costs more, and the difference compounds on longer spans.
Certified wind and snow ratings
A building engineered for a coastal wind speed or a northern snow load uses more steel and more anchorage than an uncertified equivalent. Where the jurisdiction requires certification, that is not an upgrade you can decline.
Openings
Roll-up doors, walk doors, windows and framed openings are where a base price and a real price separate. Two identical shells with different door packages will not land near each other.
Site and distance
Distance from the fabricator, access for the delivery truck and how level the pad is all move the erected number, and none of them appear in a published base price.

Reading prices
Why a price per square foot can mislead
Fixed costs — engineering, mobilisation, the trip out, doors — do not shrink with the footprint.
A per-square-foot figure taken from a large building will understate a small one, and the reverse is just as true. It is a useful sanity check against a quote for the same size, and a poor way to scale between sizes. Where it helps, we publish it on the size page beside the total rather than as the headline.

Published 30 × 40 pricing is plentiful, but the comparable figures we hold vary more than our limit allows — often a sign of several different products under one label.
