A kit is a way of buying a steel building, not a type of building. This page explains what a package commonly contains, what is routinely left out of it, and which questions decide whether two quotes are actually comparable. Definition
What a steel building kit is
Plain language first, because the vocabulary is where most quote confusion starts.
A steel building kit is a structure that is engineered and fabricated off site, then delivered as a set of parts to be assembled on a prepared foundation. Nothing about the phrase describes how complete the delivery is. One supplier's kit can be the primary frame alone; another's can carry secondary framing, sheeting, trim and fasteners. The building that results can be identical — the purchase scope is what differs.
It is a purchase format
Garages, workshops, hangars, barns and homes are all sold as kits. The format sits across the building types rather than beside them.
It is engineered before it ships
Members are cut, punched and marked to a specific design, which is why changing a door position after fabrication is a design change rather than a site decision.
It is priced by scope
Two prices for the same footprint usually differ because the scope differs, not because one supplier is cheaper. Compare the item lists, not the totals.

Scope
What is commonly excluded
The exclusions are where kit budgets move, and they are the part vendor pages rarely set out.
Foundation and site work
Slab, footings, grading and drainage are almost always a separate local scope. Ask what the drawings assume about the pad.
Erection labour
Unless the quote says erected, assume materials only. Ask who unloads the truck and what equipment must be waiting.
Permits and approvals
The buyer or their contractor applies. Ask whether sealed drawings for your jurisdiction are included or charged.
Insulation and interior systems
Insulation, liner panels, electrical, plumbing and HVAC are usually separate line items or separate trades entirely.
Concrete anchoring hardware
Sometimes supplied, sometimes specified only. Ask which, because it changes what the concrete crew needs to embed.
Openings beyond the listed count
Doors and windows are counted, sized and located in the design. Extra or resized openings are a design revision.

Choices that change the package
Each of these changes the parts list, so each changes what any two quotes are comparing.
Width and span
Clear width drives frame selection first; interior columns are the alternative when the span is not needed.
Eave height
Height changes wall panel quantity and can change the frame, and it decides which doors are possible.
Roof style and pitch
Pitch affects panel type, drainage and trim, and in some regions the load assumptions.
Openings
Door and window count, size and placement are designed in, not added later without a revision.
Enclosure level
Open, partially enclosed and fully enclosed are structurally different buildings, not finish options.
Design loads
Snow, wind and seismic requirements are set by the site, not chosen. They belong in the quote request.
Frame systems
Frame considerations before you compare quotes
Frame type is the first fork in a kit specification, because it decides span capability, foundation requirements and what can be attached later. Suppliers do not all offer every system, so the frame decision often narrows the supplier list before price does. Ask which systems the supplier fabricates
A supplier quoting outside its usual system may be brokering the frame. Ask directly who fabricates it.

Erection drawings show assembly. Sealed engineered drawings satisfy a plan reviewer. They are not the same deliverable.

Questions
Common questions about steel building kits
Most suppliers use the two words for the same thing: the fabricated structure supplied as parts for assembly on site. The words do not define the scope, so two packages sold under the same name can contain different items. Ask each supplier for an itemised scope list rather than relying on the label.
Foundations are normally quoted and built separately by a local concrete contractor, because they depend on soil, frost depth and the loads the engineered drawings specify. Confirm with the supplier whether any foundation design work is part of the package and what the drawings assume.
A kit is a materials package; erection is a service. Some suppliers can arrange a crew, some sell materials only, and some sell either way. Ask whether the price you have been given is materials-only, and whether unloading equipment is expected on site at delivery.
Some buyers do, and some suppliers design their packages with that in mind. Whether it is realistic for a given building depends on span, frame weight, lifting equipment and local inspection requirements, so treat it as a question to resolve per project and per supplier rather than a general rule.
No supplier can pull a permit for you. What varies is whether engineered, stamped drawings for your jurisdiction are part of the package or a separate charge. Confirm which drawings you receive, for which state, and whether they are sealed.
