Barndominium vs traditional home

This is less a comparison of two buildings than of two projects. One begins with an engineered shell and finishes inside it; the other is built as a house from the foundation up.

A barndominium, in the sense our readers mean it, is a steel building shell finished as living space. A traditional home is designed and built as a dwelling throughout, with the structure and the finished house delivered as one continuous piece of work.

Both end in a house. What differs is what you buy, in what order, and how many parties you coordinate — which is exactly what people underestimate when they start down the barndominium route.

The two options at a glance

Option A

Barndominium (steel shell, finished inside)

You buy an engineered shell, then run the interior build-out as its own project.

  • You want large open interior volumes without walls carrying the roof.
  • Combining living space with a shop, storage or equipment space under one roof appeals to you.
  • You are willing to coordinate the shell, the site work and the interior trades.
  • Being closely involved in decisions across the whole project suits you.

Option B

Traditional home

One design-and-build path where the house is the product from the start.

  • You would rather one builder be responsible for a finished, warranted house.
  • Conventional room layouts and finishes are what you actually want.
  • The site is in a neighbourhood or subdivision with design expectations.
  • You prefer a single contract and a single point of accountability.

What a steel package includes — and what it does not

This is the most important paragraph on the page. A steel building package is a shell: the engineered frame, secondary framing, roof and wall panels, trim, and the openings you specified. It is a weathertight structure designed for your site.

It is not a house. Foundation and slab, interior framing and partitions, insulation, plumbing, electrical, HVAC, windows and doors beyond what you specified, kitchens, bathrooms, floor finishes, stairs and every finish decision sit outside the building package unless a supplier explicitly writes them in.

None of that is a drawback — it is the shape of the purchase. Problems arise when a buyer compares a shell price with a finished-house price and concludes the shell route is dramatically cheaper. They are not the same scope.

    Foundation, erection, permits, utilities, interior build-out and all finishes.

    Get the inclusions and exclusions in writing before comparing anything.

How the two projects sequence

A conventional house runs as one managed sequence: design, permits, foundation, framing, envelope, rough-in, finishes, handover. One builder normally owns that sequence and the schedule that holds it together.

A shell-first project has a different shape. Design and engineering of the shell happen early and lock dimensions and openings. Site work and foundation must be ready and dimensionally correct for the shell. The shell is fabricated, delivered and erected. Only then does the interior build-out begin, and that phase looks much like the second half of a conventional house build — with you or a contractor coordinating it.

The practical consequence is that decisions front-load hard. Where interior walls will land, where plumbing needs to come through the slab, where windows go: these are shell-stage decisions in a shell-first project, even though they feel like interior decisions.

Layout freedom, and where it comes from

The genuine attraction of the shell route is that the roof is carried by the frame rather than by interior walls. Inside that envelope, partitions are mostly free to be wherever you want them, and open volumes are straightforward to achieve.

In conventional house construction some interior walls carry load, which constrains where openings and open spans can be and makes later changes more involved.

The freedom is real but not unlimited. Mechanical routing, stair positions, structural connections, plumbing through the slab and the positions already fixed in the shell drawings all shape the plan. Freedom inside the envelope is not the same as freedom after the shell is fabricated.

Who is responsible for what

In a traditional build, the builder carries coordination and, usually, a warranty on the finished house. You make selections; they run the job.

In a shell-first build there are more parties: a building supplier, an erector, a concrete contractor, and the interior trades. Someone must own the interfaces between them — the anchor bolt layout matching the drawings, the slab being level and square, the shell being watertight before interior work begins. That someone is either a general contractor you appoint or you.

Be honest with yourself about which you are signing up for. This choice, more than aesthetics, is what determines whether a barndominium project goes smoothly.

  • If you appoint a GC

    They coordinate the shell, site and trades — closer to the conventional experience.

  • If you self-manage

    You own the schedule, the interfaces and the risk when a stage slips.

Approvals, and why the use matters

A building intended for living in is regulated as a dwelling, whatever it looks like from outside. The requirements that apply come from the code adopted in your jurisdiction and from your local building department, and they cover things a bare shell does not address on its own — habitable-space requirements, energy provisions, egress, and the mechanical and electrical systems.

Practically, that means the intended use has to be declared early: to the building supplier, to whoever designs the interior, and to your building department. A shell designed as a storage building is not automatically acceptable as a dwelling.

We cannot tell you what your jurisdiction requires, and we will not guess. Ask them before you order anything.

Interior systems and the envelope

Turning a shell into a comfortable house is a real piece of design work. Insulation strategy, air and moisture control, ventilation, condensation control on interior faces, and how services run through a steel structure all have to be designed rather than assumed.

None of it is exotic — it is done routinely — but it is skilled work, and it is where shell-first projects most often generate surprises. Involve whoever will design the insulated assembly early, ideally before the shell is finalised, because some choices are far easier when anticipated.

Which one fits your project

The barndominium route may fit if

  • Open interior volume and a frame-carried roof are central to what you want.
  • Living space alongside a shop, storage or equipment space suits your life.
  • You are willing to coordinate several contracts, or to appoint someone who will.
  • You want to be involved in decisions from shell design through to finishes.

A traditional home may fit if

  • One accountable builder and one warranty matter more to you than layout freedom.
  • The plan you want is a conventional house plan.
  • Your site has neighbourhood or covenant expectations to satisfy.
  • You would rather make selections than manage interfaces.

Ask before committing to either

  • Exactly what is in the building package, and what is excluded, in writing?
  • Does my jurisdiction have specific requirements for a dwelling of this construction?
  • Who is responsible for the foundation matching the shell drawings?
  • Who designs the insulated assembly, ventilation and condensation control?
  • What warranty applies to the shell, the erection and each interior trade?

The single biggest reason barndominium budgets go wrong is comparing a shell against a finished house. A shell is a fraction of a finished home's scope, and the remaining work is not small.
