Spray Foam Insulation for Steel Buildings

Spray foam is applied to the inside of the building envelope after erection, usually by a specialist contractor rather than the building supplier. This guide covers what that means practically: what it changes, what it commits you to, and where the decision genuinely belongs.

Most steel buildings are insulated with a blanket system installed as the panels go on. Spray foam is a different route: a two-component polyurethane applied in place against the inside of the envelope, expanding and setting as a continuous layer.

The reason buyers look at it is usually air movement and condensation rather than insulation value alone. The reasons to think carefully are that it is a separate contract, it changes how the building can be repaired, and it is close to permanent.

What spray foam is, in this context

Spray polyurethane foam is mixed at the nozzle and applied wet to a surface, where it expands and cures. In a steel building it is normally applied to the underside of the roof panels and the inside face of the wall panels, following the profile of the ribs and the framing rather than hanging as a separate layer.

That conformity is the whole point. Because it sets against the surfaces it touches, it closes the gaps, laps and framing junctions that a blanket system has to be detailed around.

Open-cell and closed-cell

Spray polyurethane foam is produced in two broad types. Open-cell foam has a softer, more permeable cell structure and a lower density. Closed-cell foam has a denser, closed structure and is the type generally specified where the foam is also expected to resist moisture movement through the layer.

That is as far as a general guide should go. Which type suits your building, at what thickness, on which surfaces, is a judgement made against your climate, the building's use and the product's own documentation — and the answer differs between products from different manufacturers, not just between the two categories.

Air sealing is usually the real reason

Uncontrolled air movement through a building envelope carries both heat and moisture. Federal energy guidance treats air sealing as a distinct measure alongside insulation, not a substitute for it, and identifies spray foam among the materials used to seal larger gaps in an envelope.

In a steel building this is the practical difference from a blanket system. A blanket insulates, and a good installation with the right accessories can control air and vapour movement well — but every lap, edge and penetration is a detail that has to be executed. Foam closes those junctions as a consequence of how it is applied.

Substrate, access and timing

Foam is applied after the building is up and closed in, to surfaces that are clean, dry and within the temperature range the product requires. That means the applicator needs access to the full interior with lifts or scaffolding, and it means the work sits in a window between erection and any interior fit-out.

It also means the applicator is assessing your building's conditions on the day. Existing moisture, dust, oil films from fabrication, and surface temperature all matter to adhesion, and they are exactly the things a written quote given before the visit cannot know. A site inspection before the price is fixed is normal and worth insisting on.

Repairs, inspection and interior finish

This is the part buyers most often overlook. Once foam is applied to the inside of the panels, the panels are no longer independently accessible from inside. Chasing a roof leak, replacing a damaged panel or altering a wall means cutting through the foam and re-applying it. Panel manufacturers and building suppliers may also have views on how a foam application interacts with their own warranty terms — ask in writing, before the work is booked, not after.

Foam is also not a finish. Where the interior will be seen, used commercially or cleaned, most buildings still get a liner panel or another interior surface over it, which is a separate cost and a separate scope.

Who actually supplies it

Spray foam is almost always a specialist contractor's scope, arranged by you or your general contractor rather than included in the building package. That has two consequences: it is not in the building quote you are comparing, and the responsibility boundary between the building supplier and the foam applicator needs to be explicit.

Frequently asked questions

Neither is universally better, and a page that told you otherwise would be guessing about your building. Foam closes junctions as a consequence of how it is applied and is effectively permanent; blanket is installed with the building, costs less to arrange, and can be opened up later. The right answer depends on how the building is used, your climate and how much you value future access to the panels.

That is a specification decision for your climate, your building's use and the specific product, and it should come from the applicator and the product documentation rather than from a general guide.
